I got into this business because I kept watching people get confused, overwhelmed, and taken advantage of — by a system that's supposed to help them build wealth. That bothered me enough to do something about it.

I'm Mike Atwell, a licensed mortgage broker based in Scottsdale, Arizona — licensed in AZ & CA and able to help clients in most states. Under Eureka Mortgage Planning LLC, I work as an independent broker — which means I'm not tied to one bank's products. I work with 30+ investors to find the loan that actually fits your life, not just the one that's easiest for me to sell.

No. In fact, there are loan programs designed specifically for buyers with less-than-perfect credit. FHA loans, for example, have more flexible credit requirements than conventional loans. The best thing you can do is tell me your situation honestly — even if you think it's not great — and I'll tell you exactly where you stand and what your options are.
It depends on the loan type. Conventional loans can start as low as 3% down. FHA is 3.5%. VA and USDA loans can be zero down if you qualify. I'll help you figure out which program fits your situation and what you actually need to bring to closing — because it's not just the down payment, it's also closing costs, and you should know the full picture upfront.
Pre-qualification is a quick estimate — useful for ballparking, but sellers don't take it seriously. Pre-approval means I've verified your income, assets, and credit — and lenders and sellers treat it like a near-commitment. If you're serious about making an offer on a home, you want a pre-approval in hand before you start shopping.
From application to close, most loans take 21–45 days. It depends on the loan type, how quickly we get your documents, and the title company's timeline. I'll give you a realistic timeline from day one — no overpromising.
Yes — and it's more common than you'd think. The documentation is different (we use tax returns and bank statements instead of pay stubs) and some lenders are less comfortable with it, but I know which ones are. Being self-employed doesn't disqualify you. It just means we need to document income a different way.
For purchase loans, nothing out of pocket for my services — the lender pays my broker fee. For refinances, fees are rolled into the loan or disclosed upfront so there are no surprises. I'll always show you exactly what you're paying before you agree to anything.
